Marketing Your Holiday Rental to the Luxury Market

When you have a holiday let it’s important to market it to the most appropriate audience. Here we’re going to focus on marketing your holiday rental to the luxury market – which means we should begin with a caveat. If you’re going to do this, make absolutely sure your property warrants it. Every little detail should scream ‘luxury’. Think of the top hotels in the world and the luxurious settings they create. Your property needs to achieve this same level of luxuriousness if you’re not going to disappoint your guests.

Invest in professional photos

Luxury hotels spend a fortune on providing the best photos to represent their accommodation. You don’t need to spend a fortune but you should opt for a professional photographer to take pictures of your holiday rental. Taking a picture isn’t just a matter of pointing and shooting – light, angles and various other elements such as composition should also be borne in mind.

Go for top of the range

Every aspect of your holiday let should be top of the range. An average cooker just won’t do. Appliances, furniture and everything else you can think of should be of the best quality. Think famous brands and even designer names. These will form part of your marketing spiel, so picking the best will instantly show potential guests the high standard of your accommodation.

Likewise, bear this in mind when purchasing towels and bedding. It’s recommended to use a 400 thread count sheet as the absolute minimum. As for colour, white is a safe bet as it conveys fresher and cleaner surroundings too.

Provide additional luxuries

Think of a swimming pool, a Jacuzzi or perhaps a whirlpool or sauna. Instead of a regular bath, install a spa bath of the highest quality. Consider how to upgrade every aspect of your holiday let so you can truly call it luxurious. Include all these elements in your marketing information and provide photos as well.

Include the latest and best gadgets

Opt for a high quality HD TV with a full selection of cable or satellite channels. Provide gaming items such as a Nintendo Wii, an iPod docking station and a top of the range DVD player as well. You could also provide other gadgets for the kitchen, such as a coffee maker, espresso machine or juicer.

Provide information on the most appropriate attractions nearby

You’re bound to be very familiar with the attractions you have nearby, but you should go through them to pick the most appropriate ones for guests choosing to stay at a luxury accommodation. For example, pick a top restaurant rather than the local pub, unless of course it’s of a Michelin standard! Provide details of high end tours, activities and spa centres nearby too.

Invest in a concierge

Instead of leaving it to your guests to plan their break, provide the services of a concierge during their stay. You will need to pay for this service of course, but you can reflect it in your rates.

The biggest thing to remember once you have achieved all of the above is to price your holiday rental correctly. People are prepared to pay for the very best accommodation, so the more details and services you provide, the more likely it is that a higher rental charge can be justified.
