Some smaller holiday rental properties are really only suitable for couples. However if you have a holiday let with two or more bedrooms you have an opportunity to open it up to group bookings. This is worth doing if you have a suitable property as you can market it to a variety of audiences.
Finding your target audience

For example, if you are thinking of attracting stag or hen parties you need to make sure there are suitable facilities and attractions nearby. Is it set in the type of location where these celebrations would be ideal – or will your guests annoy the neighbours?
The number of beds your property offers will also determine who you aim your holiday property at. If you are able to accommodate larger groups you can focus on larger family holidays as well as corporate audiences. The group you settle on will help you create content that appeals to that audience.

Don’t limit the use of your holiday rental by focusing on this audience alone. Instead, create a new page that focuses on it. Make sure you provide the benefits your property offers.
For example, you can mention the large seating area with room to seat every guest. Focus on the large social areas and how many bedrooms there are, so people know what the sleeping arrangements will be like. You might have a mix of singles and doubles for instance, so make this clear. Don’t forget to mention the advantages the exterior of the holiday let offers too, such as a big garden area, swimming pool, or games area.
Make the most of your reviews
If your property has already been used by groups who have left positive reviews, look through them to find pertinent comments. For example they might be happy with the open plan kitchen / dining area, or the large garden with a big table, parasol and plenty of chairs. Anything you can see that relates to a group stay should go on your dedicated page to help encourage more bookings.
Offer discounts for group bookings
While couples and families might opt for a last minute stay, this is rarely the case for groups. Indeed they tend to do the exact opposite and book many months ahead of their stay.

Make this clear on your website and encourage groups to book as quickly as they can to be assured of securing your property for the amount of time they need at the right time of year.
Don’t limit your reach and don’t leave it up to the potential guest to work their way through the information on your website to decide if it’s right for them or not. Give them that information clearly to make the research and booking process as easy as possible. There are many other holiday rental websites that don’t do this, so if yours is one of the ones that does, then you’re more likely to secure that booking than the alternative.
